ABOUT OUR METHOD "Concrete Pushed Pier Method"

This method is frequently used to repair foundation and provides a solid slab support system. Concrete piers and steel supports are the methods commonly used for foundation repair in Texas. We use pre-cast concrete cylinders that measure approximately 6” in diameter and 8-10” long. The concrete piers are hydraulically drilled into the soil and installed beneath the foundation. During the drilling process the piers are compelled to their maximum load baring weight, termed “the point of refusal “. This accumulates pressure which results in lifting the structure. The repaired concrete piers are placed under the interior grade beam and anchored in bedrock or load bearing strata. This allows for maximum support. Like steel piers, pressed piers can be installed under foundations relatively quickly, and sometimes in as little as 1-2 days, depending upon the number of piers and amount of repair work the foundation requires. If needed, shimming can be done in one day. It’s also important to note that concrete piers must be installed correctly to ensure that they don’t easily shift under the weight of the house and harm the foundation.

What's the difference?

Pier and beam foundations differ from concrete slab foundations, making homes much less vulnerable to flooding during heavy storms or sudden plumbing problems. A pier and beam foundation consists of brick, concrete, or stone piers and wooden beams that collectively support the weight of a house. Usually, a pier and beam foundation are about two feet off of the ground. As a result, it allows easier access to electrical lines and plumbing features in the crawlspace beneath your home.

Common Issues with Pier and Beam Foundations

As with any style of foundation, your pier and beam foundation will need regular maintenance to ensure strength and durability. But that maintenance may also include minor repairs from time to time. Many homes that utilize pier and beam foundations are made from cedar, which limits the footing area. With a smaller foundation, your San Antonio home is prone to added pressure from the structural weight of the house, which can cause wear and tear over the years. This pressure – in addition to soil compression – can lead to a sunken appearance and the need for pier and beam repair. Other reasons for pier and beam foundation repair include:

  • Unleveled flooring

  • Interior cracks

  • Water induced shifting either interior or exterior

  • Mildew, mold, wood damage or decay
